For a one-time tune-up, boiler maintenance steps will vary significantly based on the age and technology of your system but will typically include:

Inspection: On arrival, we'll carefully inspect your boiler noting its condition and any concerns.
- Ensure that the boiler is level and properly secure.
- Visually inspect the boiler venting system. Ensure that it is secure and that there is no visible vent system corrosion.
- Visually inspect the boiler pressure relief valve and the P/T valve on any indirect water heater in the system.
Check Water Supply and Pressures:
- Verify the condition of all gauges and verify proper boiler water pressure.
- Inspect the boiler fill valve and backflow preventer.
Expansion Tanks:
- Inspect expansion tank proper size and operation.
- Inspect the air elimination system.
Operation Test:
- Initiate test operation of the boiler.
- Inspect the burners and observe flame quality.
- Ensure proper operation of flame safety system.
Cleaning:
- Inspect and clean boiler cabinet.
Check Ignition System:
- We'll inspect the pilot light assembly or ignition system and clean as necessary.
Gas Pressure and Burner: Verify proper gas pressure and inspect burners and clean if needed.
Heat Exchanger: Inspect boiler heat exchanger for cracks, soot, and corrosion. Clean if needed.
Venting System: Inspect the flues and ventilation system to ensure proper operation. If you have a condensing boiler, we'll check the condensation drains and any condensation pumps.
Controls:
- Test and inspect electrical components, check for exposed wiring, rodent or insect damage, burned or pitted contacts, and tighten connections.
- Test and inspect electrical safety disconnect for proper operation, proper rating, and safe installation.
Zone Controls:
- Check distribution manifold, circulator(s) and zone control(s). Verify proper operation of each zone.
Thermostats: We'll check your thermostats for proper operation. If they utilize batteries for power, we'll change the batteries.
Complete After Maintenance System Test: We'll test run your gas boiler for several minutes. We'll check for proper output temperature, circulator operation, and burner operation.
Clean-up: We'll pick-up our tools and thoroughly clean our workspace.
Prepare Visit Report: We'll explain our work and document any potential problems or recommended repairs.
